The Modular

Office building with prefab concrete facade on the island Oostenburg

Bureau Fraai won the competition to design an office building on Oostenburgereiland where a new mixed-use neighborhood will arise with a focus on new forms of (social)housing and contrasting architecture for housing corporation Stadgenoot.
The jury stated: ‘Bureau Fraai brings interesting visions on the ‘in-between-space’ and entrance areas; as well as a research on innovative floor-plan schemes.’

The industrial history of the location (former VOC shipyards) has been a source of inspiration for the urban design made by Urhahn and the masterplan by Studioninedots and will be tangible in the design of the office building. The building is completely built up by one type of pre-fabricated concrete facade element referring to the industrial history of the location. The design of the pre-fabricated concrete facade element is by creating multiple facets which creates dynamic textures and reflections to the whole facade and also creating a shading device at the same time.

“The building is approached as if it were an industrial product and consists of exactly one repeated prefabricated concrete facade element”

“The faceted facade refers to the sails of the tall ships of the East India Company that were once built on this exact location”
